Regional Australian property prices fall amid housing market slump

Property prices across regional Australia fell 0.1 per cent in the three months to July, as the national housing slowdown began to affect areas outside the major cities.
New data from Cotality shows the regional decline was modest compared with a 2.5 per cent fall across the combined capital cities over the same period.
Three interest rate increases since the start of 2026, along with proposed tax changes, have weakened buyer demand and added pressure to the property market.
Cotality head of research Gerard Burg said regional markets had remained stronger than the capitals but were now feeling the broader slowdown.
Some regional areas are still performing strongly, particularly where homes remain relatively affordable and local economies are healthy.
Port Pirie in South Australia recorded a 6.7 per cent quarterly increase, while Kalgoorlie-Boulder rose 6.4 per cent and Geraldton gained 3.8 per cent in Western Australia.
Western Australia remains one of the strongest-performing markets, with buyers increasingly looking to regional centres where their budgets can go further.
Rental growth has also slowed. Regional rents increased 1.1 per cent over the quarter, down from 1.8 per cent in the previous three months.
However, rental supply remains tight in many regional communities, helping keep upward pressure on rents.
